Smoke From the Balcony Below: When the Smell Keeping You Awake Comes From Someone Else's Home

A night-shift nurse in Bang Na spent two years sealing every gap she could find before she understood the problem had two halves, and that only one of them was hers to control.

The doctor's question that stopped Mook cold

Chayanit, who everyone calls Mook, is thirty-six and works as a registered nurse on an inpatient ward at a hospital in Bang Na, Bangkok. Three years ago she bought a 34-square-metre condominium on the twelfth floor of a building on Bang Na-Trat Road, and invited her youngest sister Nicha, twenty-four and newly graduated, to move in with her to share costs.

Mook's schedule is not like most people's. She works twelve night shifts a month, gets home around eight in the morning, showers, eats and goes to bed at about nine, then wakes at three in the afternoon to get ready for the next shift. Her bedroom has to function as a daytime bedroom.

The trouble started quietly about two years ago, when the unit directly below hers changed hands. The new resident is a working-age man who smokes on his balcony, roughly ten cigarettes a day, with the two most predictable sessions at around nine in the morning and eleven at night. Those happen to be the exact moments when Mook has just fallen asleep and when Nicha has just gone to bed.

Two years on, Nicha ended up at the doctor with chest tightness and wheezing that had gone from once or twice a year during seasonal changes to almost every week. The doctor took a history and then asked one question that left Mook silent.

"Does anyone at home smoke?"

Mook answered immediately that nobody did. The doctor nodded, then said that this presentation is common in people who are regularly exposed to secondhand smoke, and asked her to consider whether smoke might be entering the home from somewhere else.

Driving home, Mook pictured her own balcony, and then she thought about the smell she had been living with for two years and had almost stopped noticing.

A cotton pad and the balcony glass

That night she got home and did what nurses do best. She collected evidence.

She took a cotton pad with alcohol and wiped the inside of the sliding balcony glass. The white pad turned yellow-brown instantly. She wiped again higher up and got the same colour. She ran it along the aluminium frame and it came away tacky.

She pulled the sheer curtain to her face. The cigarette smell was undeniable. She opened the wardrobe built against the balcony wall and smelled one of her shirts. The same faint trace. She tried a cushion on the sofa and found it there too.

What unsettled her most was lifting the cover off the bathroom extract vent and finding brown deposit on the fan blades and around the rim, in a bathroom where nothing she owned could have produced it.

The next morning she set an alarm early and stood on the balcony at five past nine. Less than two minutes later, cigarette smoke rose from below along the left-hand corner of the balcony, clearly enough for her to record it on her phone.

Now she had a source. And she knew immediately that this was the hardest category of problem there is, because the source sat outside anything she owned.

How smoke from the unit below gets into yours

Most people assume that if the balcony door is shut, smoke cannot get in. High-rise buildings do not work that way.

Route one is the outside face of the building. Hot smoke from a cigarette rises and tracks up the facade. A balcony in the same vertical line receives smoke from the unit below directly. On still days it does not disperse sideways at all and simply climbs.

Route two is the joinery. The sliding glass doors in most condominiums are not air-sealed. Perimeter rubber hardens and shrinks with age, and the bottom track is designed with drainage gaps in the first place.

Route three is service penetrations. Installers drill through the wall for air conditioning drain lines and cabling, then fill around them with silicone that shrinks and cracks within a few years. Those small openings connect straight to the outside.

Route four is the shared ventilation riser. In many buildings the bathrooms and kitchens along one vertical line connect into a common shaft. When one unit's extract fan runs and another's does not, air can travel back up the shaft. That is the explanation for the brown deposit on Mook's bathroom fan blades.

And once smoke is inside, it does not simply pass through. Its compounds bind tightly to surfaces and soak into porous materials: curtains, sofa foam, mattresses, carpet, clothes hanging in a wardrobe, even paint. From there they release slowly back into the room's air all day long. That is why Mook could still smell cigarettes at three in the afternoon when the neighbour had smoked at nine that morning. Her own unit had become the emitter.

What two years had already cost

In health

Nicha went from one or two asthma episodes a year to nearly weekly, now carrying her reliever inhaler everywhere, with a persistent sore throat most mornings.

Mook herself had not slept properly in two years. Almost every day she jolted awake around half past nine and took the better part of an hour to get back to sleep. For someone working night shifts and responsible for administering medication, losing an hour of sleep every single day for two years is not a small matter. She had started to feel slower to react and found herself double-checking her work far more than she used to.

Secondhand smoke is a well-recognised trigger for people with asthma and respiratory allergies, and the effects reach children, older adults and anyone with a weakened immune system first.

In money

Mook bought two air purifiers totalling 21,000 baht, with filters replaced far more often than the manual suggests because she ran them around the clock. She replaced the curtains twice in two years, roughly 9,000 baht. She bought door seals and silicone repeatedly and applied them herself. She paid 3,500 baht for spray-and-extract cleaning of the mattress and sofa.

The option she agonised over most was selling the unit and moving out, which meant taking a loss on fees and market price and starting a new mortgage from scratch.

In relationships

Mook once slipped a polite letter under the door of the unit below. The result was immediate tension. They now look at the floor when they meet in the lift. She raised it with the building's management, who took the complaint courteously but explained that a balcony falls inside the owner's own property, so all they could issue was a general request for cooperation.

The worst part was inside her own home. Nicha began talking about renting somewhere near her office instead, and Mook felt guilty for having invited her in the first place. Two sisters were close to falling out over something neither of them had caused.

In time

Two years of broken sleep, of opening and closing windows several times a day, of chasing one gap after another with sealant, and of searching the internet at three in the morning. None of that comes back.

Why two years of effort still was not enough

1. Keeping the balcony door shut permanently. It makes the unit stuffy and hot, and smoke still arrives through the door track, the drain penetrations and the shared riser. You give up fresh air and do not get the result you wanted.

2. Sealing the door perimeter with rubber strip and silicone. Worth doing, and it genuinely helps to a degree. But sealing every possible route is very hard, and it does nothing at all about what has already accumulated inside over two years.

3. Air purifiers. Genuinely useful against suspended particles, and worth having. But a purifier can only filter air that passes through it. It cannot reach the compounds bonded into curtain fibres, sofa foam, the inside of a mattress or the clothes in a closed wardrobe. While those surfaces keep releasing, running a purifier is like bailing a boat that is still holed.

4. Air freshener, scented candles and reed diffusers. These mask. They do not destroy the original odour molecules, so you get two smells stacked on each other, and when the fragrance fades the original is unchanged.

5. Washing or replacing curtains. It works on that one item. Meanwhile the sofa, mattress, walls, ceiling and wardrobe contents still hold everything they absorbed, so a new curtain re-absorbs from its surroundings within weeks.

6. Talking to the neighbour and notifying building management. Absolutely worth doing, politely and in writing. But be realistic: it is a slow process, it depends entirely on the other party's cooperation, and it may produce nothing this month, while your sister is wheezing every week.

7. Moving out. The most certain solution and by far the most expensive. For anyone early in a mortgage, it is barely an option.

Step back and the problem splits cleanly in two. The first half is new smoke still arriving, which is addressed by sealing routes and by dialogue with the neighbour or the management. The second half is two years of deposit already inside your home, which will not disappear on its own even if the neighbour quit tomorrow. That second half is entirely within your control.

Resetting your own unit with residential ozone disinfection

Ozone, or O3, is a molecule of three oxygen atoms. The third is loosely held, which keeps ozone constantly ready to react with whatever it touches. When it meets an odour molecule, a bacterial cell wall, the protein coat of a virus or a fungal spore, it breaks that structure down at molecular level. This is not masking. It is removal of the cause.

What separates a gas from any liquid product is where it can go. Liquids stop where your cloth stops. A gas travels wherever air travels: through the full depth of curtain fabric, into sofa foam, into the inner layers of a mattress, into clothes hanging in a closed wardrobe, into drawers, along the balcony door track, and into air conditioning vents and extract fan housings no hand will reach.

To be straightforward about it: ozone treatment will not make your neighbour stop smoking, and no service on earth can do that. What it does is erase the two years already sitting inside your home and hand you a clean baseline, so that sealing gaps and engaging building management can finally show a real effect, instead of competing with the smell your own unit is releasing every day.

When the process ends, ozone reverts naturally to oxygen. It leaves no film, no dampness and no chemical residue on the mattress you will sleep on that night.

World Health Disinfection (WHD) provides residential ozone disinfection using the Master Ozone Generator. The company's service page states that the unit is tested and certified by Thailand's Department of Medical Sciences and by Intertek in the United Kingdom, and describes it as ten times more effective than standard methods based on Intertek results. More than 300 organisations use the service, including five-star hotels such as The Ritz-Carlton, Fraser Suites, Andaz and Dusit International, as well as hospitals, schools, offices and factories.

The treatment takes about 30 minutes

  1. First 2 minutes. The technician positions the generator for the size and layout of the unit, starts it and sets the output intensity to suit the space.
  2. Next 12 minutes. Ozone gas distributes through the whole volume of the home, moving into curtains, sofa, mattress, wardrobe and ventilation openings.
  3. Following 12 minutes. The purification phase, destroying pathogens and odour molecules at molecular level: viruses, bacteria, mould spores and tobacco smoke residue.
  4. Final 4 minutes. The system pauses, then the technician ventilates the space and confirms it is ready for normal use.

Safety, stated plainly: people, pets and plants all leave the unit while the machine runs. There are no exceptions. The technician stays in control throughout, ventilates after the pause phase, and only then confirms that everyone can return. Nobody stays inside while ozone is being released.

Ten reasons condo residents choose this

  1. It tackles the half you can control. You cannot order anyone to stop smoking, but you can strip every trace of it out of your own home.
  2. Every material is treated in one pass. Curtains, sofa, mattress, wardrobe, carpet and walls, with no need to handle each item separately.
  3. Nothing has to be moved out. Everything stays where it is; you simply leave wardrobe doors and drawers open so the gas can get inside.
  4. Nothing gets wet. The mattress and sofa are usable as soon as the space has been ventilated, with no drying days.
  5. Odour is destroyed, not covered. A fundamentally different outcome from sprays and scented candles.
  6. No chemical residue. Ozone reverts to oxygen by itself, which matters in a small home you sleep in every night.
  7. Asthma and allergy triggers are reduced. For many households this is the reason they book in the first place.
  8. Pathogens are handled at the same time. The service page cites effectiveness against viruses including SARS-CoV-2, more than 99.9 percent of bacteria, and 99.99 percent of mould spores in air conditioning units.
  9. It takes about half an hour. Which suits shift workers who cannot shut their home for days.
  10. Far cheaper than moving, with a promotion attached. Bookings from 15,000 THB include a complimentary medical-grade disinfection spray with CHEMGENE HLD4H from the UK.

Before and after

Before

A cotton pad turning yellow on the balcony glass. Brown deposit on the bathroom fan blades. Shirts in the wardrobe carrying a faint smoke trace. Jolting awake at half past nine every day for two years. A sister wheezing weekly and talking about moving out. A neighbour relationship strained enough that nobody makes eye contact in the lift. And more than twenty thousand baht sunk into air purifiers.

After

Opening the door after a night shift to nothing at all. The same curtains, now completely neutral up close. Clothes in the wardrobe smelling of fabric softener the way they should. Mook sleeping through to three in the afternoon for the first time in two years. Nicha reaching for her inhaler noticeably less. And with no old residue backing it up, whatever new smoke still slips in is finally something that sealing and cooperation can actually reduce.

In the owner's own words

"The hardest part of this was never the smell. It was the feeling of having no power at all. I own this unit. I pay the common area fee every month. And I could not control the air inside my own home.

When I called, I asked them directly whether this would make my neighbour stop smoking. They said no, straight out. They said their job is to clear what has settled inside my unit, and that the entry routes and the neighbour situation are a separate matter I would have to keep working on. I appreciated that answer, because it was honest.

On the day, my sister and I sat in the coffee shop downstairs for about an hour. The technician stayed with the machine the whole time, ventilated when it was finished and called to say we could come up. We got back to our own door and just stood there, because there was no smell at all.

The first night I slept right through to three in the afternoon without jolting awake, I cried in the bathroom. For two years I had assumed I just had to endure it until he moved out."

Questions condo residents ask

Will this make my neighbour stop smoking?
No, and we will say so plainly. This service deals with what has accumulated inside your home, not with anyone else's behaviour. Alongside it you should still seal the routes air takes into your unit and notify building management politely and in writing. Once your own home stops releasing old odour, you will be able to judge far more accurately how much new smoke is really coming in.

My unit is only just over 30 square metres. Is it worth it?
Yes. A compact unit is quick and thorough to treat. We simply recommend leaving wardrobe doors, drawers and shoe cabinets open so the gas reaches all the enclosed spaces.

Do I need to move the mattress, sofa or clothes out?
Not at all. That is the advantage of using a gas rather than a liquid. Everything stays where it is, and because no water is involved the mattress and sofa are usable as soon as the technician has ventilated the space.

Where do we go while it runs?
Out of the unit entirely: people, pets and plants. Most customers spend about an hour in a coffee shop or walking around the development. The technician remains with the machine throughout, ventilates after the pause phase, and then confirms you can come back.

Can two years of accumulated smoke odour really be removed?
Smoke compounds bind tightly and soak deep into porous materials. Ozone treatment is designed to travel to where those compounds sit and react with them there, which is why the result differs so clearly from spraying or wiping. Homes with very heavy accumulation may be assessed on site for whether more than one session is appropriate.

How often would I need to repeat it if the neighbour keeps smoking?
That depends on how much new smoke you manage to keep out. Where sealing is done well and the neighbour cooperates at least partly, many households settle into an annual treatment. Where the volume of smoke remains high, the right frequency is worth discussing with the team.
