Clean linen that smells is a problem rewashing cannot solve
Why adding more fabric softener made it worse, and why ozone is the answer for a hotel laundry
The towels were clean, washed with good detergent and dried for the full cycle. Yet guests pressed them to their faces and smelled mustiness. The problem was not the washing machine. It was the room where the linen was stored.
Khun Somporn is 52 and is executive housekeeper at a 180-room hotel in north Pattaya, managing 26 housekeeping staff and a laundry that processes an average of 1.4 tonnes a day — sheets, pillowcases, towels and bath mats.
In the second quarter of 2025 the hotel received 38 guest complaints in three months about musty odour in towels and bed linen — against just 4 complaints in the whole of the previous year.
She audited every stage of the wash process: water temperature, detergent dosing, cycle selection and drying time. Everything met the standard. And when she smelled linen fresh out of the dryer, there was no odour at all.
Khun Somporn ran a simple experiment that answered the question immediately. She took ten towels straight out of the dryer and smelled each one. Nothing. Then she took ten towels off the storage shelving in the same room that had been there three days, and smelled them.
Every single one from the shelf was clearly musty — the same batch, through exactly the same wash and dry process.
She repeated it: she sealed freshly dried towels in a plastic bag and left it in the manager's office, a dry air-conditioned room. Three days later that bag had no odour at all.
Both experiments pointed the same way. The problem was not the wash process and not the linen. It was the air in the laundry and the linen store, where clean linen has to sit before it is used.
The technician the hotel brought in explained that a hotel laundry is the highest-humidity space in the entire building — and usually the one whose ventilation was most under-designed.
Industrial dryers release enormous heat and moisture on every cycle. Washers release steam. The floor is permanently wet. And steam presses put vapour directly into the room.

Khun Somporn calculated direct costs from rewashing and compensation at about 210,000 baht over three months. She says that is the smallest number in the story.
The larger cost was reviews. Of the 38 complaints, 14 became online reviews — and 'musty towels' is a phrase bookers weight extremely heavily, because it reads as a statement about the cleanliness of the whole hotel.
The hotel's cleanliness score on booking platforms fell from 8.9 to 7.8 in a single quarter, which the sales team estimated cost about 12 percent of the following quarter's advance bookings.
The hotel's first move was two additional extraction fans in the laundry and a dehumidifier in the linen store, at about 320,000 baht. Both were the right thing to do and genuinely reduced humidity.
The odour did not go, because the spores and mould already established on the walls, on the shelving, in the grooves of the stainless steel racks and in the duct work continued releasing into the air. Lowering humidity slows growth; it does not remove what exists.

When linen smells because it absorbed spores from the storage air, rewashing makes it clean again and it reabsorbs within two or three days. That cycle consumes water, electricity, detergent and the life of the linen.
The cleanliness sub-score on booking platforms is one of the first numbers a booker looks at. Falling from 8.9 to 7.8 in a single quarter affects the following quarter's advance bookings immediately.
The laundry team met every standard: temperature, dosing, drying time. Being complained about for odour while doing everything correctly is severely demoralising.
It does clean the linen in that cycle. But once the linen goes back onto the shelf in the same air, it reabsorbs moisture and spores within two or three days — and frequent high-temperature washing significantly shortens linen life.
This makes things worse. Softener coats the fibres and reduces towelling's absorbency, and the added fragrance combines with the mustiness into a smell guests describe as worse than the original.

Khun Somporn's experiment proves the central point. Linen leaving the dryer had no odour. The same linen sealed in a bag still had no odour after three days. Linen left on the shelf smelled within three days.
That means the problem is not in the wash process, not in the detergent and not in the linen. It is in the air of the room where clean linen has to sit — something no step in a laundry process can address.
