The best-equipped gym in the district, with the worst renewal rate
Why cleaning the showers three times a day was still not enough, and why ozone is the answer for fitness clubs
Members did not quit because the equipment was old or the fees were high. They quit because of the room they had to walk through every time before going home.
Khun Ekkapong is 39 and has run a 400-square-metre gym on Ratchadaphisek Road for five years. About 620 members, good brand equipment, seven trainers, open from six in the morning to eleven at night, every day.
In 2025 he found his membership renewal rate had fallen to 58 percent, down from 79 percent in his first two years — 128 members who did not renew in a single year.
He sent a survey to every one of them. Forty-four replied. The most repeated answer was not price, not equipment, not trainers. It was the locker room.
Khun Ekkapong says he had braced himself for complaints about membership fees, or about waiting for weight machines in the evening. What came back was nothing like that.
Of the 44 replies, 29 mentioned the locker room and showers directly. The words that repeated most were musty, sweaty, and I did not feel comfortable showering there.
One member wrote at length. She said she loved the gym, the trainers were good, the equipment complete — but she had switched to driving home soaked in sweat to shower at home. After three months of that, she started coming less often, and then stopped coming at all.
Another wrote something much shorter: I got athlete's foot for the first time in my life eight months after joining.
When Khun Ekkapong finally looked at the locker room seriously, he found it had every single condition mould and bacteria require, all at once — which no other space in the building does.
One: permanently high humidity from showers used from six in the morning to eleven at night. Two: warm temperature. Three: no air movement, because it is an interior room with no windows. Four: organic material from sweat, skin cells and hair accumulating daily.

He had staff open every locker on a Sunday. They found wet gym clothes left for more than three days in 23 compartments, and mould growth in the lower inside corners of 51 of the 180.
Annual membership is 9,600 baht. One hundred and twenty-eight non-renewals is 1,228,800 baht of lost revenue in a year.
That number is incomplete, because the gym also sells personal training packages and supplements to those same members. Khun Ekkapong estimates another 400,000 baht a year gone with them.
Acquiring a replacement member costs about 1,100 baht in advertising and joining promotions. Replacing 128 people adds roughly another 140,000 baht.
But what worried him more than the numbers was the member who wrote that he had caught athlete's foot for the first time in his life. Legally and ethically, the showers and locker room are the operator's direct responsibility.
Khun Ekkapong is not negligent. His toilets and locker room were cleaned three times a day — morning, afternoon and before closing — with disinfectant, by two dedicated cleaners.
He installed two additional extraction fans, put a dehumidifier in the locker room, and replaced the shower floor with an easier-to-clean anti-slip tile. About 240,000 baht in total.
He put up signs asking members not to leave wet clothes in lockers overnight, and started clearing lockers every Sunday. That genuinely helped to a degree, and generated complaints from some members instead.
The problem was that everything he did managed surfaces and general air, while the mould and bacteria in a locker room live where cleaners cannot reach: inside 180 closed steel lockers, in the tile grout, under the fixed benches, in the drains, and in the air conditioning vents.
