Khun Napatsorn and her husband, 36 and 38, bought a two-storey detached second-hand house in Bang Bua Thong for 4.2 million baht. Sixteen years old, structurally excellent, good location, and nearly two million baht cheaper than a new house in the same development.

They have two daughters, aged 4 and 7. They had planned for three years to move out of a one-bedroom condominium into a house with a lawn the children could run on. On the day the transfer completed, the whole family stood outside and took photographs.

That same day, when they opened the front door of a house that had stood closed and empty for four months, the smell that came out made their younger daughter cry and refuse to go inside. The family lasted about five minutes indoors before going back out to stand on the lawn.

Five minutes in a house they had just bought

Khun Napatsorn says the smell was hard to describe. It was not foul like rubbish or a blocked drain. It was heavy and layered — mustiness, old cigarette smoke, something medicinal, and what she called simply the smell of another person.

The agent said this was normal for a house that had been closed a long time, and that a few days with the windows open would clear it. So they opened every window all weekend and had a cleaning team go through the whole house for two full days.

On Monday they came back. The house was immaculate: floors gleaming, glass clear, no marks in the bathrooms. But twenty minutes after they closed the windows and switched on the air conditioning, the smell filled the rooms again as though nothing had happened.

That was the moment she understood that this was not a cleanliness problem, and that more cleaning was never going to solve it.

The history of the house that nobody mentioned at the sale

After talking to several neighbours, the picture filled in. The previous owner was a man in his eighties who had lived alone in the house for nearly ten years. He smoked indoors every day, and for his last three years he was bedbound with a live-in carer.

During those years the large downstairs bedroom became a full patient room: a hospital bed, medical equipment, and daily personal care in that room for three years.

Seven months of paying for a house they could not live in

They decided to renovate before moving in, which had always been the plan — but the objective changed from making it beautiful to getting rid of the smell.

Month one: repaint the entire house, good quality paint, two coats over a sealing primer, 128,000 baht. The paint smell covered everything for about two weeks. Then the original smell began coming back.

Months two to four: rip out all the downstairs laminate flooring and replace it with vinyl tile, 96,000 baht; replace every curtain, 42,000 baht; service all five air conditioners and replace two, 78,000 baht. Everything helped a little. Nothing actually removed the smell.

Through those seven months they paid a 24,000 baht monthly mortgage alongside 15,000 baht a month in rent on their old condominium — about 273,000 baht paid twice over, for a house they could not sleep in.

The day their daughter asked the question that decided it

One evening in the sixth month, their seven-year-old asked her mother whether they were ever really going to move to the new house, or whether Mummy had bought the wrong one.

Khun Napatsorn says that question left her crying in the car, because she and her husband had saved for three years for this, and now their child thought they had made a mistake.

That night she searched until two in the morning and found a forum thread from people with the same problem after buying second-hand houses. Someone in it recommended ozone treatment, explaining that it is a gas that reaches every place paint cannot.
