Ton has run a 90 square metre yoga and Pilates studio in an office building near Rama 9, Bangkok, for three and a half years. He has around 140 monthly members and runs six classes a day, from an early morning session for commuters through to an eight o'clock evening class.
He takes cleanliness seriously. Staff wipe every mat with disinfectant solution after each class, sweep and mop twice a day, and put out fresh towels daily.
Late in his third year, Ton began noticing something odd. Members who had always used studio mats started bringing their own, one at a time, until within two months nearly thirty were doing so. A few began laying a towel over the carpet before lying down for the final relaxation pose.
At the same time, membership renewal rates fell from 82 percent to 64 percent in a single quarter. Two instructors complained of sore throats and sneezing after teaching three classes back to back.
The answer came one afternoon when low sunlight slanted through the window into a room that had just finished a class, and Ton saw the air full of drifting dust in that beam of light.
Yoga studios and gyms combine four characteristics that no other type of venue has all at once: large volumes of perspiration, people breathing harder and deeper than normal, people lying flat on the floor for extended periods, and absorbent soft surfaces throughout the room.
In a one-hour class, a participant may lose 500 to 1,000 millilitres of sweat. Multiply that by fifteen people per class and six classes a day, and an enormous volume of fluid reaches the mats and carpet every single day. Wiping a mat's surface addresses only what sits on top; what soaks into the pores of rubber mats and into carpet fibres stays put.
This is what makes the issue more serious than it first appears. During exercise, the volume of air moved per minute can increase up to tenfold compared with sitting still, and yoga specifically emphasises deep nasal inhalation. If the room air is loaded with allergens, participants are drawing in far more of them than they would anywhere else.
Child's pose, corpse pose, prone positions and end-of-class stretching all place the face within a few centimetres of the floor for several minutes, at precisely the point in the class when people are breathing most deliberately and most deeply.
TPE and PVC yoga mats have a microscopically porous surface for grip. Those pores hold perspiration, skin flakes and microbes extremely well. Wiping with a cloth cleans only the top of that texture. Meanwhile the room carpet is the largest reservoir of all, and in most studios it has never been deep cleaned since opening day.
Ton says he initially took it as a good sign, evidence that people were serious about their practice. Looking back, it was the clearest warning he ignored. Nobody wants to say outright that the studio's equipment makes them uncomfortable, so they solve it themselves first, and stop renewing later.
Renewals dropping from 82 to 64 percent meant about 25 members lost, roughly 60,000 baht a month in recurring revenue, or 720,000 baht a year. In a business where fixed costs like rent and instructor salaries do not fall in step, losing 25 members can consume an entire year's profit.
Instructors demonstrate poses on that same floor for five or six hours a day while breathing hard and talking continuously. That is the heaviest exposure in the room. Chronic sore throats and sneezing in two instructors was no coincidence, and an instructor with voice problems is an instructor who cannot teach.
Before identifying the real cause, Ton replaced all 24 mats at a cost of nearly 40,000 baht. The problem persisted, because the room carpet, the genuine reservoir, was still the same one that had never been washed in three and a half years.
Ton booked the full dust mite removal, carpet washing and disinfection service from World Health Disinfection for a Monday, the studio's weekly closing day. The job covered the entire room carpet, every rubber mat, fabric-covered blocks and bolsters, the waiting area sofa, and the blackout curtains.
The core equipment is the SIRENA SYSTEM dust mite vacuum from Canada, with a 1200-watt Italian cyclonic motor, using water filtration together with a HEPA filter capturing particles down to 0.02 microns.
This system suits exercise rooms particularly well. Instead of trapping dust in a bag from which the smallest particles escape via the exhaust, water filtration captures everything in water, 100 percent. In a sealed room where everyone is breathing hard, that difference matters enormously.
For the carpet, the service also includes deep stain extraction with the MASTER VACUUM system, which lifts perspiration residue and embedded soil from the fibres, followed by a disinfection step using CHEMGENE HLD4H, which eliminates viruses, bacteria and fungi within one minute at 99.85 percent efficacy. That speaks directly to mould and odour in spaces where sweat accumulates.
The SIRENA is certified by the Asthma Society of Canada, with TUV Rheinland certification and Go Green and Eco Friendly accreditation.
| Before the service | After the service |
|---|---|
| Nearly 30 members bringing their own mats | Down to about 8; most returned to studio mats |
| Renewal rate at 64 percent | Back up to 79 percent the following quarter |
| Two instructors with sore throats and sneezing | Clearly improved; both back to a full teaching schedule |
| Visible dust drifting in sunlight after every class | Visibly less dust in the same light |
| Deodoriser sprayed before every evening class | Deodoriser discontinued; no musty odour remains |
| Tank water turned thick grey-black on the first carpet zone | Noticeably clearer at the next maintenance visit |
Note: results depend on carpet and mat age, daily class volume, and how consistently follow-up services are scheduled.
I used to think members bringing their own mats meant they were serious about their practice. Now I understand it was how they told me there was a problem without having to say it. I spent forty thousand baht on new mats before understanding that the mats were never the issue. The issue was the carpet we walked on every day for three and a half years and never washed. On the day the technician emptied that tank, I stood there thinking: this is what we have all been breathing during deep breathing exercises.

For a 90 to 120 square metre space, roughly one working day. Most studios use their weekly closing day. Larger gyms can be treated zone by zone during off-peak hours.
For studios running more than four classes a day, every three to four months. At lower volumes, every six months is adequate. Hot classes or high-sweat formats should go more frequently.
Dust mite extraction is dry and the space is usable immediately. The deep stain wash includes water extraction, with drying time advised; most studios book it for an evening before a closing day so it can dry overnight.
Yes. The team assesses materials first and selects brush heads and suction levels accordingly, without harsh chemicals that make mat surfaces slippery or degrade them prematurely.
The full studio carpet, all rubber mats, fabric-covered blocks and bolsters, equipment upholstery, waiting area sofas, curtains, and the changing room carpet, which is the dampest area and the most commonly forgotten.
Customers using the full dust mite removal service receive complimentary WELLGIENIC disinfectant wet wipes and CHEMGENE HLD4H disinfectant spray, ideal for wiping mats and equipment between classes.
If members start bringing their own equipment, or laying a towel over the carpet before lying down, that is the review they are not writing but are definitely giving you.
